About these terms

These terms cover your use of the Lyx Stays website. They do not replace the booking conditions, management agreement, tenancy or lease, sourcing agreement, or setup-service proposal supplied for a particular transaction. The website is operated by LYX PROPERTIES AND RELOCATIONS LTD, company number 15271036, trading as Lyx Stays. Accommodation and bookings

Use the booking links on each property page to check availability and make a reservation. Prices, fees, deposits, house rules, amenities and cancellation conditions are set out in the relevant listing and booking agreement. Review these details before paying.

An enquiry is a request for information and does not reserve a stay, create a contract or commit either party to provide a service. Bookings and services become binding only through the applicable confirmation or agreed contract.

Landlord and investor services

Management, guaranteed rent, setup/design and sourcing services are subject to property assessment, agreed scope, fees and written terms. Guaranteed rent applies only where expressly included in a signed agreement, subject to its conditions. We do not promise acceptance of every property, a particular investment return, occupancy level, capital growth or refinancing outcome. Obtain independent legal, tax, finance and surveying advice where needed.

Setup-service fees and the costs of furniture, materials, building work, permissions and specialist services will be identified in the relevant proposal. Sending a sourcing brief does not establish an agency appointment or oblige you to purchase a property.

Your use of the site

Provide accurate information and submit only files you are entitled to share. Do not upload malicious, unlawful or unnecessary sensitive material, interfere with the website, or attempt to access other people’s data. We may reject inappropriate submissions or restrict misuse.

Website content and third-party links

Lyx Stays branding and site content are owned by or licensed to the relevant rights holders. Third-party logos remain their owners’ property. You may use this website for personal information and legitimate business enquiries; other reuse may require permission. External websites have their own terms and we do not control their availability or content.

Accuracy, availability and responsibility

We aim to keep information clear and accurate, but the website may contain errors or be temporarily unavailable. Confirm important information with us before relying on it. Nothing in these terms excludes or limits liability that cannot lawfully be excluded or limits your statutory consumer rights. Any transaction-specific responsibilities will be set out in the applicable agreement.
